ALTA Surveys
An ALTA/ACSM Land Title Survey is a comprehensive boundary survey that adheres to the national standards adopted by American Land Title Association and National Society of Professional Surveyors (a member organization of the American Congress on Surveying and Mapping). Specifically designed to satisfy the particular needs of lenders, corporations and title companies for the development of commercial properties, ALTA surveys impose a more stringent set of requirements than typical boundary surveys. An ALTA Survey graphically depicts boundaries, improvements, easements, rights-of-way, and other elements impacting the ownership of land. An ALTA Survey provides a title company with the detailed information needed to insure the title of land and improvements to the high degree that a commercial development may require. A current title commitment is required before an ALTA Survey can commence. The land surveyor will refer to the title commitment for the legal description of the property and for any appurtenances or encumbrances (exceptions) of record. The land surveyor must work in close association with the title insurance company, as the land surveyor and the title company are relying on each others work to show the matters affecting the ownership of the land and improvements in a comprehensive manner. In addition to the minimum standards, a table of optional elements, referenced as “Table A”, is included in the ALTA/ACSM standards. When considering your needs for an ALTA Survey, "Table A" should be carefully reviewed and referenced to define a clear scope of the needed land surveyor's services.
