How Long Does It Take?
Our clients are often wondering how long it will take to complete their plan set. The time it takes to complete plans varies widely and depends upon a number of factors including, but not limited to:
1. How good / complete is the initial design concept provided to us?
2. How responsive is the client to communications from us?
3. How many changes does the client make throughout the architectural
design phases of our services?
4. Does the client provide payment on invoices? If yes, is it in a timely fashion?
5. Does the client provide us with the items / information we may need from them
in a timely fashion (truss calculations, CAD files, geotechnical reports, flood
plain information, etc)?
6. What is our workload at the time we receive the signed contract and retainer?
7. How complex is the design?
8. What is the design criteria of the project location (i.e. snow load, seismic / wind
forces, soil properties, etc)?
9. Does the client require us to provide the architectural plans, the engineering
plans and the energy calculations (i.e. a complete level of service) or do they
only require a portion of that?
10. How many plan check comments does the jurisdiction provide and how many
plan checks does it require to obtain a permit?
11. Does our scope of services change during the process?
We can provide a complete plan set from the initial design concept in a couple of weeks. We have also had it take more than three months. It all depends on the answers to the questions above.
As you can see, though some of the items listed above are within our ability to control, most are not. Many are within the control of the client and some are outside the control of both us and the client.
Prior to beginning any phase of our services, we will provide you with a written proposal detailing a cost estimate for our services as well as an estimated timeframe to complete those services.
