Description: Land Image serves as lead consultant working with Studio SMS architects and NorthStar Engineering to design this 9.2 acre mixed use development. Project elements include ground floor retail, second story office space and third floor residential lofts. An attractive boulevard runs through the middle of the property and leads to a resort style health club at the south end of the site. Utilities are currently being set in place for phased development. The site includes grand pedestrian spaces for both strolling as well as sitting. Site engineering work includes complete storm drainage and grading plans as well as offsite traffic mitigations that included left turn lanes and signal plans for a new traffic light at the adjacent corner. All work is being coordinated through the Yuba City Department of Public Works and conforms to Caltrans and Yuba City standards and requirements.
